Q. I need to replace my current roof. My roof is a flat type roof and I was wondering which type of roofing I should replace it with? Should I use the modified bitumen or the built in roofing with tar/gravel. Which type would last the longest and easy to maintain? I've been experiencing some leaks and molding in the house and the roof is in bad condition.

A. Rubber EPDM roofing is the only way to go. The old hot tar and gravel roofs were notorious for leaking, and very difficult to fix. The rubber roofs are available in various thicknesses that translate into various warranty periods. If you intend to stay in the house for the long term, buy the best you can afford. A twenty year residential warranty is minimal with the norm being thirty years or longer. Have the roof installed by a reputable contractor and save all of your warranty documents as many of them are trannsferable to a new owner. Good luck with your roofing project.

Q. February 14 2007 -- Less than a year after moving into her new 2,100-square-foot house in Lenexa, Kans., Susan Sabin has strung up lemon lights in her front window. A. When the housing market is HOT and prices are high, all kinds of builders come out of the woodwork. They come from all around trying to make money. The only way they can make the most money is by buying the property and licenses to build and then putting up homes as fast as they can to turn them and make a profit. The faster they turn the homes the bigger the profit. They pay less back on their loan. And to make a big profit they keep overhead low and end up hiring low end workers. Many are not fully trained and if the inspector has his head in a bottle of beer many things can get looked over. The housing market for new homes has been on the increase until last year (middle). As the market slows the contractor has to lay workers off and demand more of the workers he keeps. It is all a big game. The ones that worry about their reputation in a community play the best game and the buyers wins. Others just plain dont care.

Q. I want to create a "radiant barrier" and tack aluminum sheeting to the bottom of my roof rafters. I have no interest in additional insulation or a floor roll. So far quotes range from $1800 and up for a 2000 sq. ft. home.

A. Aluminum is a great reflector of heat. That is why they use it as a reflective vapor barrier in insulation and in attics. So far your quotes range in the $1.00 / sq ft range, product including labor. (How long would you work in your hot attic, or what would you be willing to pay to NOT have to do that?) Q. I want to sound like they cannot walk all over me. However I am really bad at wording things, and my grammar sucks. Debra, Derek, As mentioned before I have never refused you a key to my unit, the fact is you have never requested one. Here is a personal email from Derek, to me informing me of an inspection: "Dear Sarah: Please be advised we will be inspecting your unit Thursday April 15, between the hours of 1:30 and 3:00 pm. Should you not be there we will enter the apartment with our key. If this is not convenient for you kindly contact Derek ****** at ###-###-#### as soon as possible." I have highlighted the operative word there for you both. I also have written letters informing me of the same process, that you will be entering my apartment with your key. Which I have never objected, I only made sure I was home at all times for my own reasons- which we have the right too. Also the Residential Tenancies Act states this: Section 20: A landlord is responsible for providing and maintaining a residential complex, including the rental units in it, in a good state of repair and fit for habitation and for complying with health, safety, housing and maintenance standards. 2006, c. 17, s. 20 (1). So I informed you of the plumbing issue Thursday, July 22nd roughly around 2PM. Bob, your "in-house super" then showed up shortly afterward. He looked at the problem for a few minutes and said he would return the following day at noon, stating that he could fix the problem. He should up Friday, July 23rd roughly around 12PM. He worked on the problem for an hour, thus informing us that we needed a plumber, and that he would contact Derek himself. We were already aware we needed a plumber, and requested one Thursday, to Debra. A few hours went by and at exactly 3:10PM Debra called me,informing me that she received an email and that she is trying to get a plumber, and that possibly we should try and leave a key with someone since Derek isn't close by. I stayed in my unit until 3:20PM before departing for work. Once I showed up at work, Debra called informing me she cannot get a plumber, and that she will keep trying. By this point it was already past 3:30PM. Debra called again, informing me that we need to pay the overtime charges because no one is home to let the plumber in. However I informed her I had been home all day, waiting on a plumber, and I could send my boyfriend- also a tenant in the unit- back to the unit with a key to meet the plumber. She then told us she could not find a plumber once again. This continued for over an hour. I also talked with Derek informing him it was not our responsibility to pay for the plumber, or the overages that would incur due to working past 4PM, because we had informed them of the plumbing issue the day before. So we had given them enough notice to have the problem fixed before 4PM on Friday- when emergency costs kick in for plumbers. Derek continued to say it was our responsibility to pay, and that he would not. He also said he requested a key from us on many occasions. Which he has not. I have never received written or verbal requests for a key to my unit. Since I have lived in my unit- 26 months- I have never received a request for a key- nor I have changed the locks. In fact I have received many letters and emails informing me of "routine inspections" for mortgage and insurance policies, and that if not home he will enter with his key as shown above in an email from Derek himself. Derek then continued to badger me with the key issue, even insulting me saying I had selected hearing. He also said when he was at my unit during the time the new flooring was installed, was then he "requested" this key, however during the whole flooring process he did not once show face. I corresponded with him in emails, which I still have, none of which requests a key. The flooring was replaced in February, and he did not see the floor till the April 14th, 2010 inspection. Which again he did NOT request a key. The fact is Debra, and Derek, you did not want to pay the overages for the plumber and therefore though te were mindless enough to not know our rights, and you believed you could intimidate me. I have been in contact with The Landlord and Tenant Board, and they have informed me of my rights- which I was aware of to begin with. I do not have to pay the overages for the plumber because I have informed you of my plumbing issues in advance, and in that gave you plenty of time to fix our plumbing before Friday at 4PM, July 23rd. In case you forgot Derek, a landlord must keep a rental property in a good state of repair. All things that the landlord provides to the tenant must be kept in working order. This includes items such as: * electrical, plumbing or heating systems, * appliances, * carpets in the unit or common areas, * walls, roofs, ceilings, * windows, doors, Dash: He HAS a key already and has even said so in his emails... also its not my responsibility to supply him with a key, unless I change the locks. Which I never have. Also, its not my responsibility to pay OT charges, they had two days to fix my plumbing, and they waited till after 3pm on a Friday to hire one. Not MY fault!. Got it?

Q. The walls of the elevator cab is American cherry furniture veneer. The floor space is small at about 10 square feet (2 3/4 feet x 3 3/4 feet). I'm looking for something durable, low maintenance, and not too expensive to install. I'm considering luxury vinyl (i.e., Amtico brand vinyl tiles), even if it's not very cost efficient to have the installer come out for such a small surface area. I'm wondering if there are other types of flooring or specific products I should consider. The elevator is in a residential building. Appreciate your suggestions!

A. Before installing your flooring for your elevator cab, you must consider how much the material weighs when you install it. Adding a significant amount of weight to the cab can cause problems to the elevator's leveling abilities. The best kind of flooring would be carpeting, since tiles would add alot more weight to the cab causing an unbalance to the counterweight to elevator cab ratio. That is if the elevator is roped, if the elevator is hydraulic, you will cause problems associated with your valve. The best thing to do is contact an elevator company before installing your new flooring in the cab.

Q. I was just wondering. If a person owns like 1 acre lot in a cheap Florida neighborhood and he wants to build a nice house (more like mansion) on it, what will be a rough estimate for total construction. I know an estimate cannot be decided until architect completes his work first, but just wanted to get an idea. The house will be about 10,000-15,000 sq feet on a 1 acre lot. The whole house will have a marble floor throughout and the house will be total of 2 floors (with high roofs for each floor) with inner as well as outer swimming pool. Also, according to the estimate (that you come up with), approximately what will be the property tax on it. The whole house is NOT 1 acre, but rather about 10-to-15 thousand sq ft on 1 acre lot. Q. My boyfriend and I recently moved from NJ to SC and he is in the process of setting up his flooring installation business in SC. He has had his own company for 8 years and is currently working as a subcontractor. Does South Carolina require a Contractor's License to do residential work? All the information I find online seems to refer to commercial contracting.
