Q. I went into the attic after the job was done......many of the 1x6 sheathing boards were beat up pretty good. it looks like they got broken up some when the shingle guys were putting nails through them. some of the boards have broken up parts as big as my hand that i can see right up through to the felt under the shingles. i feel like asking my roofer to redo this. i feel that these boards should have been replaced. it doesn't even look like i would be able to walk around up there without risking more damage .....roofer is coming to look at it today....what do you think? is this normal, or am i overreacting? thanks!!!!!

A. Some chipping of aspenite is normal if that is what you have one your roof you need to have them replace the boards with good ones any breaks or chunks or spots with holes will only show in the finish job as dips and sags and could leak later on worse in area`s with lots of rain and snow and wind even worse are roofs that have a low pitch or are flat a good job starts at the beginning -ie a is only as good as its foundation if your base it no good the roof will not last and could come crashing in and flood your house

Q. We're thinking of replacing our shingle roof with a metal one. Where is the best place to search for a reliable roofing contractor? Thanks for your help!

A. $300+ per square [100 square feet] for asphalt shingles. Metal roofs have a much broader price range depending on quality and style. Contact your local Roofing union or builders association, and make sure they are both licensed and insured. Ask for a copy of their current coverage, and refuse work to them until it is provided.

A. I am a natural slate roofing contractor located in south florida. i'm from michigan and i'm currently installing teak wood shingles in the bahamas for Art Wirtz Jr who's from chicago. i don't know of any good wood shingle guys in chicago off hand but i know of the perfect place to find one. you see the worst thing you could do is hire a shingle contractor for the job. those guys install cheap, temporary roofing and simply don't have the skills to properly install natural roofs. i belong to a nationwide community of slaters which has a great website. we have a message board where slaters talk to each other and homeowners go for great advise. there is also a list of contractors who haven't just paid their fees but have actually PROVEN themselves to be real craftsmen when it comes to roofs. i'll post the site below. good luck and great choice!!

Q. We had a pretty bad hail storm and the insurance company is going to give us money for the roof. we had someone look at it and the damage is really minor. if we use the money for something else besides fixing the roof what will happen? will we get in trouble?

A. You should fix the roof. If you file a future claim on the roof (and you will when it starts to leak) - the insurance company will be able to tell that the roof was not replaced and will not pay you again for it. You don't get paid for the same roof twice. And that roof is going to have to be replaced at some time in the future. Only then when you do it -- and have to pay out of pocket for it --it will be much more expensive to do because shingle prices go up. If the insurance company finds out you did not replace the roof- they can cancel your coverage and invite you to get a policy somewhere else. The hail damage may be minor now. But, as the year progresses the shingles heat and cool causing them to expand and contract. As that happens, hail bruises will rise to the surface. So the damage may not show now....but it will be there. All of your neighbors will have new roofs....so the value of your home will be decreased.

Q. We are 10 years into a 25 year asphault shingle on our home. I noticed that there were areas of buckled shingles over our garage and porch right along the edge. so I called several roofers. The first roofer said that we had ice dam damage and about 1 inch of the plywood under the shingles has rotted and proposed a solution of putting in drip edge flashing on our whole front end of our house and on our sun room in the back (75 total feet) for $600 installed. The next roofer said that putting in drip edge flashing with no winterguard under the shingles is putting a band-aid on the problem and suggested that we replace the whole roof. We went from one extreme to the other. Both roofers said that the shingles are "builder grade" and that there lifespan is not 25 years, and we may be looking at a new roof in about 5 years time. To me (I'm NOT a roofer) looks to be in good shape. We clean the gutter twice a year (we bought the house 2 years ago), and I don't see anthing wrong with it--no curled shingles, no missing ones, no leaks in the house. Nothing that seems to be a problem to me. Is there anyone out there knowledgeable about roofs that can help me figure this out? I'd really appreciate it. Thanks.

A. Ice damage is correct, when the gutter freezes over there is a continued buildup which can penetrate the starting edge, The only resolution since the roof covering is not that old is to have a qualified roof remove the 1st 36" of roof covering, starting from the gutter edge upward. Has the roofing install GAF, Ice and water-shield to the 36" run then install new drip edging where missing then re-install with new matching shingle, If you let this go it will continue to erode the decking underneath and the next step will be squirrel entry (guaranteed).

Q. There are few things around the house i am willing to pay someone to do ,i have lots to do but need first things first - a roof it has only one layer ,i have one bid of 8k, just for the house which is 2000k sq. ft. not sure how much more for the garage and this does not included gutters.i was also told that i would save about 2k if i removed the old roof . exterior painting which i have gotten bids from 4k to 25k,and it will cost 1k more to do the garage and about 1-2k in repairs such as patching where i took out an old screen door,nothing major. what do i need to ask for, what is a good base price for these jobs,do i have to hire experts . it really gets me when they say oh the garage too and look at me and seem to not know why- i hate that .am i really saying something wrong. plus it puts off the bid they have to refigure things which is about another week of waiting. just wanted to know if there is a base ,ball park figures either of these jobs should be,any sites you know of that might help,we are just tired of getting so many different prices ,what it includes what it doesn't.

A. You did not state where you are located. Prices vary from location to location. Unknown: style of roof, valleys, slope of roof, etc. Cannot give a ball park price for renovations; especially without seeing the job. Do your roof first including the garage roof. Have the contractors remove the old shingles and dispose of them. You may find it is not worth the money saved by doing it yourself. A good and reputable roofing contractor brings in a disposal bin, tarps, and has the proper tools to remove the shingles Have the old roofing removed. In some areas it is required. Most shingle manufacturers do not guantee their product if the noew shingles are installed existing shingles. This is not widely known. You often have to go to their website and dig, read, dig, read, dig read, ......; there is usually a disclaimer somewhere stating this. It is a good idea to have felt paper install on the roof under the shingles. This is required by the manufacturer for some slopes otherwise the warranty is void. In most areas it is required to install a ice and water barrier from the facia (edge of the roof) to at least 2 feet past the inside of the warm side of the outside wall and on low slope roofs. Roof Ridge Ventilation: 1 sq ft of effective ventilation for every 300 sq ft of attic floor area. I usually calculate it by roof area instead of attic flor area which give much more effective ventilation. I highly recommend Roof Ridge Ventilation along with good ventilation along the eaves. Make there is good air flow from the eaves into the attic. You must have a full ridge on the roof; not effective on cottage style rooves. It is usually the cheapest paint available. Many painters will not even sand or prime on a basic job. You get what you pay for - this type of job may last you 2 years if you are lucky. The price seems to goes up exponentially by the preparation quality. Preparation takes time and time cost money. You should have all the exterior repair work completed before painting the exterior. ============================================== Selecting contractors: 1/ Look up local contractors first. work out form the closest to your location. If some you trust has had work done similar to yours, ask them about the contractor they used. If they were completely satisfied with their contractor(s), ask for their telephone number. 2/ Select at least 5 your are interested 3/ Do a google/yahoo search on each of the contractors you are interested in; look for praises (check who is writing the praises to see if they have any connection to the contractor google/yahoo search the people giving the praise or references) 4/ When you are satisfied with at least 3 contractors per job, have the give you written estimates with details of work to be done, terms, guarantee(s), cost of extras (how much do they charge if they find something not covered by the contract), paymant schedules if necessary and whatever else you can think of to protect yourself. 5/ If the contractor tries to pressure you into signing the contract immediately with a high deposit (more than 15%) reject that contractor. Be careful, high pressure can be someone who sounds very convincing, but has many reasons why you should sign on the dotted line NOW. 6/ It is always good to have another adult with you when a contractor inspects the work to be done. 7/ If you do not get at least 3 written estimates (for each job - 3 for the roof, 3 for the painting, and 3 for the repairs) signed by the contractor - not you (do not sign yet) , go back to 1. If you are satisfied with all the roofing contractors and repair contractor but only 1 painting contractor, just repeat for the painting contractors - you need 2 more written estimates. This may take longer than you thought; do not rush into it. Research, resaerch research, helps. Good Luck

Q. I was just wondering. If a person owns like 1 acre lot in a cheap Florida neighborhood and he wants to build a nice house (more like mansion) on it, what will be a rough estimate for total construction. I know an estimate cannot be decided until architect completes his work first, but just wanted to get an idea. The house will be about 10,000-15,000 sq feet on a 1 acre lot. The whole house will have a marble floor throughout and the house will be total of 2 floors (with high roofs for each floor) with inner as well as outer swimming pool. Also, according to the estimate (that you come up with), approximately what will be the property tax on it. The whole house is NOT 1 acre, but rather about 10-to-15 thousand sq ft on 1 acre lot.
